R&M is planning a 28-story senior high-rise in Redwood City

R&M Properties has submitted plans to build a 28-story senior apartment tower in Redwood City.

The Palo Alto-based developer has submitted preliminary plans to build the care facility at 1800 Broadway, SF Yimby reported. The number of units was not disclosed.

The 310-foot-tall complex would replace three single-story doctor’s offices and a parking lot across from a Kaiser Permanente medical campus.

If approved, the twin-tower project would be the second tallest in San Mateo County after the 317-foot Genesis North Tower in southern San Francisco.

Plans for the 0.8-hectare site include 742,500 square meters of housing, 2,900 square meters of shops and restaurants, and a 75,900 square meter parking garage for 164 cars.

The apartments would be divided into independent living, assisted living and dementia care.

R&M used Senate Bill 330 to increase residential density by 63 units and simplify project approval.

Designed by Minneapolis-based firm HGA, the project includes two towers rising from a seven- to eight-story podium, according to a drawing. The taller tower will feature vertical windows and exterior balconies. The lower tower will be clad in a “pixelated barcode pattern” of stone panels and floor-to-ceiling windows and exterior balconies, according to SF Yimby.

Costs and timelines for construction of the tower have not been disclosed. A formal project application is expected before October.

The tallest building in San Mateo County has been proposed by N17 Development. The company would apply the state developer concept for a 431-foot residential tower among four planned buildings on the former Sunset Magazine site at 80 Willow Road in Menlo Park.

Founded in 1997 by Stephen Reller and Mark Moragne, R&M Properties has focused on prime office, life sciences, R&D and multifamily projects, according to its website.
