SINGAPORE (EDGEPROP) – The sale of a 111 sq m five-room HDB flat at City Vue @ Henderson has become the latest HDB flat to set the record as the most expensive resale ever, according to data from Huttons Asia. HDB resale data shows that this 41st floor flat was sold for $1.4 million in May.
Located at the junction of Henderson Road and Tiong Bahru Road, City Vue @ Henderson consists of five HDB blocks with a mix of two to five-room HDB flats. The block where the record flat was sold is located at 96A Henderson Road and is a 48-storey block with panoramic views of the neighbourhood.

The sale of the $1.4 million HDB flat is the first resale in the block this year. Previously, the most expensive transaction in the block was the sale of another 1,116 square metre five-room flat which fetched $1.256 million last November. However, it is possible that this record price will be surpassed in a few months, as another five-bedroom apartment on the same block is currently on the market for $1.5 million. It remains to be seen whether this available apartment will ultimately change hands at this price.
“As construction has been delayed due to Covid-19, this almost new apartment offers buyers the opportunity to move in quickly. New five-bedroom apartments in mature residential areas are also rare,” says Lee Sze Teck, Senior Director (Research) at Huttons Asia. He adds that residents in the area benefit from the amenities and transport options nearby. For example, Tiong Bahru and Redhill metro stations – which are on the East-West Line – are close to the property.
To date, the most expensive HDB resale flats have been sold in the past two years. The previous record was held by a 1,151 sq ft five-room flat in Cantonment Road for $1.388 million in March. Before that, a 1,291 sq ft five-room DBSS flat at 24 Bishan Street was sold for $1.36 million last December.
