Angela Gray, Jefferson County Property Assessor, mailed property owners their annual Truth In Millage (TRIM) notices on Thursday, August 22. This TRIM notice contains the property values determined by the office as of January 1, the tax rates proposed by the taxing authority, the non-ad valorem special assessment rates proposed by the taxing authority, and any property tax benefits and exemptions applicable to the property.
Property owners should also note the dates of city, county, school and water district budget hearings and the millage tax rates listed in the notice. This will state last year’s rate, the “reset” rate if the budget is not amended, and the proposed rate if the budget is amended. If owners have questions about millage tax rates or non-ad valorem fire, solid waste or road fees, they should contact the taxing authority or attend the public hearings listed on the back of the notice.
Property Appraiser Angela Gray explains, “Property owners should read their notice carefully to ensure they receive all benefits and exemptions and check the ‘market value’ determined by property sales beginning in 2023. My office is here to help with any questions or concerns property owners may have regarding market, assessed or tax values, benefits, exemptions, agricultural classifications and non-ad valorem special assessments before tax notices are mailed in November.”
New owners who forgot to file their home or farm tax return still have time to file “late” if they have a valid extenuating circumstance. Forgetting or not knowing is not a valid reason, but traveling, caring for a sick relative, or illness are acceptable reasons for filing late. The absolute last date to file these tax savings is Monday, September 16. This is also the same deadline for anyone who wants to contest their fair market value with the Value Adjustment Board. Anyone who wants to file a petition to contest their fair market value must do so at the Clerk of Court’s office.
