When the COVID-19 pandemic hit, a buying preference for larger homes emerged. Since then, interest in larger homes has continued unabated.
In the whole of 2022, 6,686 5-room HDB flats were sold. While this figure was 14.5% lower than the 7,804 5-room flats sold in 2021, it was still higher than the 5,984 5-room flats sold in 2020. Of the more modest 3-room HDB resale flats, 6,634 units were sold in 2022; while this is slightly higher than previous years, the numbers remain relatively consistent – 6,266 units in 2021 and 5,384 units in 2020.
HDB resale flat prices are currently at an all-time high, having risen for 30 consecutive months as of December 2022, albeit at a declining pace. Prices remain high as buyers are willing to pay price premiums for the limited and dwindling supply of larger flats.

The 12 largest jumbo apartments for sale
When HDB first offered the Jumbo Flat in 1989, it was called a “7-room flat” because it was essentially converted from a 3-room and a 4-room flat.
A large supply of unsold 3- and 4-bedroom flats in residential areas such as Yishun and Woodlands, as well as increasing demand for larger houses, prompted HDB to convert these flats in the 1980s and 1990s.
Today, jumbo flats are no longer being produced and it is estimated that only 2,900 jumbo flats remain in residential areas such as Ang Mo Kio, Bishan, Bedok, Hougang, Jurong East, Pasir Ris, Tampines and Woodlands.

The 10 largest executive apartments for sale
Executive apartments were built between the 1980s and early 2005 and like most apartments from that period, they were very spacious, measuring approximately 140 to 150 square metres or more.
In addition, they had four bedrooms, a balcony and a work area – features that are rare for HDB flats. As a result, executive apartments remain popular with buyers to this day, especially larger families.

Discontinued in 1995, HDB duplexes are another HDB flat type popular with buyers. They are laid out over two floors; the second floor contains the bedrooms, while the living room, dining area and kitchen are on the first floor.
Over the years, several maisonette variants have been developed, including penthouse maisonettes, i.e. maisonettes on the top floor. They have an open terrace design and offer an unobstructed view of the surroundings.
Due to the limited supply and the spacious construction, duplex apartments often command prices of over $1 million.

The 3 largest HDB terraced houses for sale
HDB terraced houses are country houses built in the 1950s by the Singapore Improvement Trust (SIT), the predecessor of HDB. When HDB took over the HDB terraced houses in the 1960s and 1970s, they issued new 99-year leases for all 285 remaining units.
Despite the declining number of leases, HDB terraced houses are still popular with “sandwich class” Singaporeans who crave a family home with land and are more than willing to pay top dollar for such a home. In 2022, the most expensive HDB terraced house sold was for $958,000, despite being a 3-bedroom flat and only having 49 years left on the lease.

Introduced in the 1980s for families needing more space, 5-bedroom apartments are the only apartment type on this list that has not been discontinued. They feature three bedrooms and two bathrooms.
In BTO launches, 5-bedroom flats are often one of the most popular apartment types due to their larger size. Older flats built before the 2000s are larger than today’s ones.
